Buying Real Estate
Bought properties to flip at top-of-market prices
- Utilized interest-only mortgages, paying top-of-market prices
- Overlooked resale characteristics, especially in upgrades in new
home construction
- Skipped performing a home inspection (especially before some
markets shifted away from seller's market)
- Misinterpreted developers giveaways (which usually signal a
softening market)
- Were represented by the same agent as the sellers
- Didn't read homeowners' association documents
- Neglected to request rates of state, county or local transfer
taxes paid by buyers at closing

Selling Real Estate
Over-priced home
- No Internet property marketing
- Stopped showings too early after contract
- Refused to pay buyer's closing costs
- "Exclusion confusion" - stripping fixtures and amenities in
contract negotiations as prices dropped
- Know your market and competition: Buyers were more savvy with
market times and available inventory. Sellers were out of touch.
- Paid document fees on top of full-service commissions
(Documentation fees have become standard in listing agreements,
but you should ask to have them waived or have the listing agent
pay them.)
